Funds to close:

FUNDS REQUIRED FOR CLOSING: If you are obtaining financing, your loan officer will provide with you with the final amount needed at closing.  If the transaction is an "all cash" purchase, please contact our office for the total wire amount.  Please see the table below for further information on remitting funds for closing. According to Georgia law (O.C.G.A. §44-14-13), all amounts over $5,000.00 due at closing must be in the form of a wire transfer only.  We cannot accept official, certified, or cashier’s checks for amounts over $5,000.00.  Please note that wire transfers generally take 4-8 business hours for funds to be deposited in your account.  If you have any additional questions, please contact us for more information.


$0 to $500.00: cash, personal check, cashier’s check, certified check and wires are acceptable.


$500.00 to $5,000.00: cash, cashier’s/certified check and wires are acceptable.


Amounts over $5,000.00: ONLY WIRES are acceptable.


ACH and Bill Pay: We do not accept ACH transactions. Do not send funds by ACH or “Bill Pay” or your closing will be delayed while the funds are returned to you. This can take up to a week. Bank of America and other online banking customers please note that the online option to send money free of charge is the same as sending the funds by ACH. We recommend you wire the funds from a branch location.

Cash: We will accept cash up to $5,000.00. Amounts over $5,000 will be reported to the IRS

Cashiers/Certified Checks: Please have any cashiers checks made payable to Lawson and Beck, LLC

After the closing:

Deed: Original recorded deeds are mailed 30-45 days after the closing and are mailed to the property address if another address is not designated at closing. Please disregard any requests for payment for a copy of your deed, our office will send you the deed free of charge.

Tax Statements: The county will mail the tax statements to whoever owned the property as of January 1st of the year of closing. You are required to pay the property tax bill whether or not you receive a bill from the seller or the county. Most counties have an online system for the payment of property taxes.

Tax Prorations: Taxes collected at closings occurring prior to the issuance of a tax bill in the Fall are ESTIMATES only. The estimates are based upon the previous year’s tax bill. If the prorations provided at closing require adjustments upon receipt of the current year tax bill, the parties should make the appropriate adjustments between themselves.
